Customer Reviews
Frequently Asked Questions
How does Livi Lending work?
Livi is a mortgage broking service, which means we work for you, not the bank. We compare loans across 60+ lenders, help you understand your options, and manage the back-and-forth with lenders on your behalf. You get one point of contact, clear advice, and a process that’s a lot less confusing than going it alone.
How much does it cost to use Livi Lending?
Our service is free for most borrowers. We’re paid a commission by the lender once your loan settles, so there’s no upfront cost to you. We’ll always be upfront about how we’re paid before you proceed.
Do I need a 20% deposit to buy a home?
Not necessarily. Eligible first home buyers may be able to get into the market with as little as 5% deposit, depending on the scheme and your circumstances. We’ll walk you through what you may qualify for and help you understand what a smaller deposit means for your repayments and loan structure.
What government grants and schemes are available for first home buyers?
There are a number of federal and state-based supports available to first home buyers, including the First Home Guarantee and various stamp duty concessions. Eligibility depends on factors like your income, property price, and whether you’ve owned property before. We’ll help you work out what applies to your situation.
What's the difference between a construction loan and a standard home loan?
A construction loan is structured differently to a regular mortgage. Instead of receiving the full amount upfront, funds are released in stages as your build progresses, called progress payments. This means you typically only pay interest on what’s been drawn down, not the full loan amount. Construction loans also involve more coordination with your builder and lender, which is why having a broker who specialises in them makes a real difference.
What is a construction loan progress payment?
Progress payments are staged loan drawdowns that align with key milestones in your build, such as slab down, frame up, lock-up, and handover. Your lender releases each payment after an inspection confirms the stage is complete. We manage the paperwork and follow-ups at each stage so the process doesn’t slow your build down.
Can I get a home loan if I'm self-employed?
Yes. Self-employed borrowers can absolutely access home loans, though the documentation required is different to PAYG applicants. Some lenders are more flexible than others when it comes to income verification. We know which lenders suit which situations, and we’ll help you put your best application forward.
What is refinancing and when does it make sense?
Refinancing means switching your existing home loan to a new one, either with your current lender or a different one. People refinance to get a lower interest rate, access their equity, change their loan structure, or consolidate debt. Whether it’s worth it depends on your current loan terms, any exit fees, and your goals. We’ll review your situation and tell you honestly whether refinancing makes sense for you.
Can Livi help with investment property loans?
Yes. Whether you’re buying your first investment property or adding to an existing portfolio, we can help you find the right loan structure. Investment lending works differently to owner-occupier lending, particularly around interest rates, tax considerations, and serviceability. We’ll help you understand your options and make sure your loan is set up to work for your strategy.
What is an SMSF loan and can Livi help with one?
An SMSF (self-managed super fund) loan allows your super fund to borrow money to purchase an investment property. It’s a legitimate strategy for growing retirement wealth, but the rules around how the loan must be structured are strict. We specialise in SMSF lending and can walk you through how it works, what’s required, and whether it suits your long-term plan.
How long does home loan approval take?
It varies by lender and the complexity of your application, but pre-approval typically takes anywhere from a few days to a couple of weeks. Construction loans can take a little longer due to the additional documentation involved. We’ll give you a realistic timeline upfront and keep things moving so there are no surprises.
What's the difference between pre-approval and full approval?
Pre-approval is a conditional assessment of how much a lender is willing to lend you, based on your financial position. It gives you confidence to start looking or commit to a build. Full approval happens once a specific property or build contract is in place and the lender is satisfied with all the details. We manage both stages and keep you informed throughout.
